  OK I see some bad reviews here I have to be blunt here I not saying oak tree is perfect to some of you people but if you sit down with Tim he is by far willing to work with you.I have rented from oak tree and I do plan to rent from them again one day because I know if you put forth an effort to work a deal out with Tim he is willing to meet you half way.i still paying on some stuff my son did they took all my deposit and it was justified and Tim worked with me on making payment each month that I agree to pay I still paying it because it fair .Please try to understand Loretta just doing her job like the rest of us .Get to know them they will.work with you if you can't get Loretta to work with you then ask Tim he will work with you he did with me so please know they are all human beings just like you and me are .Everyone's wants money I cleaned an apt I lived once they took 180 of 900 of my deposit it just how renters owners do welcome to the world of renter's .If you feel you need to protect yourself take pictures before you move in take video of the place what it looks like the day you moved in have paper write down everything you see is wrong that was there before you moved in document everything I know I did and made copies I took a landlord to court in Idaho for refuse to give my deposit back small claim court I took pictures and video the place I left it and the video has date on them that proves right there judge sees that you win your case.if you don't do that then it your loss .I have taken landlords to court twice and won both cases .Do your homework protect your deposit if you have animal pet most likely they keep most of your deposit.it why I don't have a pet .
